Escape to this charming holiday home perfect for families or groups seeking a relaxing countryside retreat. With four double bedrooms, this early 19th century stone farmhouse comfortably sleeps eight guests. The cosy living area features a welcoming wood burner set in an original inglenook fireplace and a Smart TV, ideal for chilly evenings spent indoors. The fully equipped kitchen - complete with a four-door aga - and adjoining dining area provide everything needed for home-cooked meals. Three bedrooms include superking size zip-and-link beds that can be made up into twin beds on request. Three well-appointed bathrooms provide ample convenience for everyone. Large windows offer picturesque views of the surrounding countryside. The conservatory offers another opportunity to relax indoors while still retaining an outdoor feel. Separate to The Farmhouse is a large communal games room with a pool table, table football, as well as a home cinema. The room can be booked for private use if you fancy a cosy movie night.

The countryside setting offers numerous walking trails and opportunities for outdoor activities right at your doorstep with a popular dog-friendly pub in walking distance (1 mile). Located next to a small family-owned working farm, the large gardens offer plenty of space for leisure and play. Whether you want to enjoy a morning coffee on the patio or under the covered terrace, have a picnic on the lawn, the garden is a perfect spot to unwind.

The property is well located for those wanting to explore further afield, with a variety of coastal locations including Lyme Regis, Sidmouth and Beer just half an hour’s drive away. There are plenty of options to entertain younger members of the group, with Axe Valley Wildlife Park, Crealy Theme Park, Seaton Tramway and Sidmouth Donkey Sanctuary providing entertaining days out. Dartmoor National Park is only an hour’s drive. Or if exploring historic buildings is your preference, there are several National Trust locations close by including Barrington Court and Lytes Cary. Exeter and Taunton are both within a 45-minute drive. Laundry facilities are provided in a separate guest laundry room which also benefits from an outside dog shower for cleaning muddy paws and walking boots.

The Cow Shed, a one bedroom beautifully converted single-storey barn at Ley Farm is also now available - see details below. It is perfect for extra friends or family who would love to join your trip or party members who would value having their own quiet, private space to retreat to in the evenings. Booking both properties also means your group will enjoy exclusive use of The Games Room throughout your stay. These properties can booked together to accommodate up to 10 guests.
