VILLA BROLIO Castiglion Fiorentino

Ancient farmhouse of peasant origins. Villa Brolio is an ancient stone farmhouse which origins are dated back to 1800. It is placed between two of the most important centers of Valdichiana, Castiglion Fiorentino and Foiano, and today is part of the farm of the owners. The farmhouse is only a few km away from the two towns where you can find, besides monuments and sites of artistic interest, shops, restaurants and all kind of service. The house takes its name from the canal still operating today, located on the edge of the olive grove and part of the old canal built between 1932 and 1940 to improve the outflow of waters towards the Arno, already contemplated by engineer Vittorio Fossombroni for the reclamation of the valley at the end of the 18th century.
Indipendent villa with 10 sleeps.
First Floor: with access through private internal staircase, wide living-sitting room with sofas, ancient big fireplace and Satellite TV, kitchen-dining room, two double bedrooms each with private bathroom with shower, double bedroom with single added bed, twin bedroom with single added bed and bathroom with shower.
The farmhouse is placed on the edge of a 20 ha wood with oaks and pines used as a hunting reserve for the repopulation of animals which live here in the utmost of freedom and often happen to see hares and pheasants run into the olive grove, vineyard, and even in the meadow of the house.
The swimming pool surrounded by olive trees. A few meters from the house, amidst olives, a beautiful swimming pool, completely fenced and for the exclusive use of the guests. At their disposal also a large porch equipped for outdoor meals, with barbecue and wood burning oven. The owner, on request, will prepare typical Tuscan dinners and pizza in the oven.

Note: On ground floor an apartment occasionally used by the owners, besides the cellar and a shed for the farm agricultural tools, whereas the first floor is reserved to the guests. Not far away, beyond the wood, passes the railway line which connects the center of Italy with the main cities of the peninsula (Firenze, Bologna, Roma, Milano).


Arrival: in the afternoon between 4 p.m. and 7 p.m. - Departure: in the morning between 8 a.m. and 10 a.m.

Wi-Fi Internet access. Pets are not allowed. Swimming pool and garden maintenance
Bed linen and bathroom towels (initial set).
One baby bed (for children up to 3 years) on request at time of booking.

NOT INCLUDED IN THE PRICE:
Breakage deposit Euro 300 (payable in cash on your arrival and held by the owner for the duration of your stay).
Obligatory final cleaning Euro 150.
Heating Euro 6 per m3 (if used). Wood for fireplace Euro 15 each 100 kg (if used).
Air conditioning in the bedrooms Euro 0,60 per kwh (if used).
Tourist Tax
It is not possible to charge electric cars at the house, but at the charging stations located a few kilometers away.
Swimming towels available on request on payment of Euro 3 each.

Methods of payment by bank transfer:
at the time of booking confirmation we will require the payment of a 30% deposit of the total amount of the booking.
The payment of the balance is required within 45 days before the beginning of the stay.

Cancellation policy:
-30% of the rental price for cancellations received up to 45 days before the rental.
-100% of the rental price for cancellations received between the 44th day and the day of arrival, and in case of No Show.

Note: The owner resides within the property; their presence is discreet and available should any need arise. The use of the swimming pool and garden is reserved exclusively for villa guests, ensuring privacy and moments of complete relaxation.
