Charming 1920's brick home overlooking the Magnetawan River in Burk's Falls, Parry Sound. Our home is filled with character and a unique rustic feel. Private and quaint for families looking for a simple yet relaxing stay, all-seasons. Public boat launch and dock right across the road. 9 mins to Golf, Fishing. Close to Arrowhead, 4-wheeling, snowmobiling trails, Screaming Heads & more. Ideal for long stays, corporate housing, or doing business in the area.

Welcome to our quaint and charming 1920s cottage in Burk's Falls just north of Huntsville/Muskoka.

Well-located by the water with a public dock - tie up your boat directly across the street. OFSC District 10 snowmobile trails in the area voted some of the best! Minutes to golf, fishing, Screaming Heads, Arrowhead and more. Close to downtown Burk’s Falls and the Heritage River Walk. Boat Launch is just 80 meters from your driveway!!

Our home is imperfectly perfect - small and cozy, crooked n' creaky. A century home that is full of character, charm and quirks. If you are looking for refinement or polished this may not be the place for you. Our ideal guest is more of a "live and let live" guest. Ideal for small families looking for a pleasantly simple, yet unique stay.

The main floor has beautiful views of the river, and are open and spacious.

The gas-forced air furnace will keep you cozy in the winter, and the covered front veranda offers a nice breeze while you soak in the water view of the Magnetawan River.

• be sure to bring your snowmobile - we are in OFSC District 10, voted some of the best snowmobile trails in Ontario
• Arrowhead Provincial Park for cross-country skiing, snowshoeing, hiking, canoeing, fishing and more. The ice skating trail is the best-known attraction 20 min
• Hidden Valley Resort Muskoka - ski in winter or zipline in summer 25 min
• Algonquin Provincial Park for sledding, canoeing, and trails 40 min

This home is professionally cleaned and prepared before & after each guest.

You will have access to the entire cottage, including the driveway with space for 2 vehicles. Woodburning fireplace and outdoor fire pit do not meet regulations - guests are not permitted to use.

We give our guests complete privacy but we are just a phone call or message away if needed.

What to Pack:

• No AC but there is a portable fan to help keep the home comfortable in warmer weather

• Dishware: We recommend guests pre-wash glasses and dishware before use. It is the guest's responsibility to clean all dishes and cooking utensils at the end of their stay. Our cleaners do their best to look over everything but we are also conscious of keeping clean costs down. 

• Our property manager may drop by for seasonal maintenance, mow the lawn, landscape or other. He may come during your stay. You do not need to be home and he will not come inside. However, if you have any questions about the home, feel free to ask him!

• Woodburning fireplace and outdoor fire pit do not meet regulations and we are not insured. Guests are not permitted to use it at any time.

• We have a strict no-party policy. No undeclared guests.

For Long Stays:
- Basic toiletries will be provided for guests at the beginning of their stay. It will then be the guest's responsibility to provide for these for the remainder of their stay.
- Stays longer than 28 days are subject to Airbnb's Long-Term Cancellation Policy
- For month-to-month stays, we require one (1) monthly inspection by our property manager to enter the home to inspect basic plumbing, drainage, and general house mechanicals. We are happy to schedule at a convenient time for you.

1. Discretion for the neighbors in kindly requested.
2. Please ensure the home is left in the same condition as when you arrived, including dishes washed, garbage removed, and no damage. If excessively dirty condition, an extra cleaning fee may apply to compensate our cleaning staff. Thank you for understanding.
3. Check-out is promptly at 11 am. Late check-out will incur a $100/hour charge to compensate our cleaning staff for additional wait time.
4. Remove all garbage at the end of your rental period by taking it to the nearest Disposal Depot or placing it (securely tied) in the garage in clear bags. There are STRICT garbage rules in the Township which we, please, ask all guests to follow precisely. Please do not book if you are not comfortable with this:
- Maximum four bags of garbage at the end of your stay. Any extra garbage left behind will need to be taken with you.
- Use only clear plastic bags (provided in the pantry) for all garbage.
- Please do not use black bags.
- Guests MUST separate recycling. Extra disposal fee charged to guests if garbage is not properly separated.
- $25 fee if black bags are used and $20 per bag if more than four garbage bags are left behind after check-out. Thank you for your cooperation.
5. Please clean BBQ grills after use.
6. No outdoor shoes inside the cottage
7. Extra care of the septic system is requested. Do not put anything down the toilet other than natural waste and toilet paper, not even items labeled "flushable". Please limit paper use. Do not put food scraps, grease, or cooking oil down the drain
8. Woodburning fireplace and outdoor fire pit do not meet regulations - guests are not permitted to use at any time.
9. Should our property manager be required to visit the property during your stay for guest misuse of septic, non-emergency or other, $80/hr will be charged to the guest. Thank you for understanding.
10. Strict 24hr Noise By Law in place.
11. Our home is old but well-loved. Please take gentle care of our furnishings and contents.
12. Please inform Host of any issues or concerns as soon as possible.
13. Pets are not allowed on furniture and beds
14. We understand that accidents happen, just don't forget to clean after your pet
