HOUSE RULES – PLEASE READ BEFORE BOOKING

To ensure a comfortable stay for all guests and residents, please note the following:

NO PARTIES OR EVENTS
This apartment is not suitable for parties, gatherings or events. Any breach of this rule may result in immediate removal from the property without refund, and costs for security call-outs or damage may be charged.

QUIET HOURS
The apartment is located in a residential building. Quiet hours apply after 10:00 pm, and guests are asked to keep noise to a respectful level at all times.

NO SMOKING INDOORS
Smoking is strictly prohibited inside the apartment or building. If smoking is detected, a £1,000 charge will be applied to cover specialist cleaning and damage.

NOISE AND AIR MONITORING IN PLACE
For safety and compliance, the property is fitted with noise and air-quality monitoring systems (these do not record conversations). Alerts for excessive noise, smoking or parties may lead to immediate action and removal without refund.

ONLINE CHECK-IN REQUIRED
The lead guest must complete a secure online check-in before arrival, including agreement to terms and conditions and submission of a valid photo ID (passport or UK driving licence).

CHECK-IN AND CHECK-OUT POLICY
Early check-in: £40 per 90 minutes, subject to availability and prior approval
Late check-out after 10:00am: £20 per 30 minutes (or £40 per 90 minutes if pre-approved)

SECURITY DEPOSIT / DAMAGE WAIVER
Guests are required to choose one of the following:
A refundable security deposit of £250–£500 (depending on stay length), or
A non-refundable damage waiver of £75–£150 (depending on length of stay)
