Beware of paying in advance for this facility!

This was not a good experience, in fact, we would recommend that people beware if booking at this facility.
We had booked a one night stay as we were travelling through the Lakes District to Scotland. We arrived during the check in time period to find no one at the facility. After waiting for 45 minutes, knocking on every door and calling the telephone number, with rain threatening, we headed into the village where it was established that the owner of the facility was overseas. We again rang, as did people in the village, with no result. We had no option but to arrange alternate accommodation. After ringing Hotels.com later that night to alert them tho this situation, they were able to contact the person who was meant to be at the facility, with the subsequent decision being made by the alleged family manager and the owner that we had cancelled with no notice, therefore we could not claim a refund! Sadly, it is a hard learned lesson for us about making bookings at small, independent establishments but an easy way for this facility to make money from tourists.
We feel very cheated and angry that they did not honour their part of the contract by being at the facility during check in hours but then that they kept our money even though they were the ones at fault.
My ratings are bad for this whole facility because we could not see inside to make a proper judgement and can only be guided by the very poor customer service.
